PepsiCo and Frito-Lay are making a major move into the Katy area with the addition of a new 1 million-square-foot distribution facility in Brookshire. Located at 31270 Kingsland Boulevard near Jordan Ranch Road, this massive complex represents a key part of the company’s strategy to streamline operations and strengthen its supply network across Texas and the Gulf Coast region. The Brookshire site will be PepsiCo’s first to combine its three major brands—Pepsi beverages, Frito-Lay snacks, and Quaker products—under one roof. This innovative approach, known internally as the “One North America” (1NA) Mixing Center model, allows the company to merge distribution for all its product lines into a single, efficient operation. Instead of separate trucks and routes for sodas, chips, and breakfast items, the center will coordinate unified deliveries to retailers, saving time, fuel, and operational costs while ensuring faster, more consistent service to stores and consumers.
The new facility, which is currently hiring, is expected to create hundreds of new jobs for the Brookshire and greater Katy region. A similar PepsiCo operation in Denver employs roughly 500 workers, though that location focuses more on manufacturing. The Brookshire facility will serve primarily as a distribution hub, playing a central role in warehousing and logistics rather than production. PepsiCo has invested about $5.3 million to outfit the building, which was completed in 2023 by Dallas-based developer Hunt Southwest. The finishing phase includes office space and operational infrastructure to support full-scale activity once the site is fully staffed.
This development marks another major corporate investment in Waller County, a region quickly becoming a logistics and industrial hub along the I-10 corridor west of Katy. Companies such as Amazon, Ross, Goya Foods, Rooms To Go, and Tesla have also established major operations nearby, fueling rapid job growth and positioning the area as one of the fastest-developing distribution zones in the state. Currently, PepsiCo operates three warehouses totaling nearly 550,000 square feet in the Houston area, while Frito-Lay runs five additional distribution centers. The Brookshire facility will serve as a centerpiece for future expansion and coordination across these operations.
